Construction is well underway. A major milestone has been achieved, the concrete structure has officially topped out, marking an exciting step forward as the building’s full form begins to take shape. The builder is Sinjen Group, a respected Richmond-based architectural construction firm. Studley Park Residences is the fifth project Carpe Group and Sinjen have built together, following Trentham House (2021), Grandview Brighton (2023), Eaglemont Residences (2024), and The Walton (2024). That depth of shared experience means there are no surprises on site, both parties know exactly how the other works, and buyers benefit from that.

The estimated completion and move-in date is February 2027. Buyers will be kept informed of all major construction milestones throughout the build, and our Settlement Manager Jackie Zandveld is available at any time to answer progress questions.

Architecture & Interiors

The architecture is by Warren and Mahoney, a practice of nearly 300 people across seven studios in Australia and New Zealand, known for creating buildings that are deeply responsive to their place and context. Studley Park Residences marks the fifth collaboration between Carpe Group and Warren and Mahoney, following Brighton Est (2021), Grandview Brighton (2023), Eaglemont Residences (2024), and The Walton (2024). That continuity matters: the two practices have developed a working shorthand and a shared commitment to quality that shows in the details of every project they deliver together.

At Studley Park Residences, the design was inspired by the site's magnificent existing trees, a Himalayan Cedar and Manna Gum that have become the centrepiece of the central residents' garden. The architectural language draws on the earthy, tactile quality of the suburb itself: white-beige handmade brickwork, generous overhangs, and curved forms that settle quietly into the Kew streetscape.

The interiors are by Edwina Glenn, a Melbourne-based interior architecture practice founded in 2012. Edwina Glenn's design inspiration came from childhood memories of the Yarra River's native flora: the grey-green of eucalypt gums, silver river tea tree, and native wallaby grasses.

The palette is understated, textural, and warm. European oak flooring in plank or chevron pattern, Arabescato Oyster marble benchtops and splashbacks, Astra Walker tapware in brushed platinum, and a choice of green marble or travertine fireplace surrounds in selected apartments. Every material decision was made with longevity and lived-in elegance in mind.

Typical apartments feature Gaggenau’s new Minimalistic series, with a 60cm pyrolytic oven, combi-microwave oven, 90cm flex induction cooktop, canopy rangehood, and fully integrated dishwasher. Fridges are Fisher & Paykel integrated French door models.

Penthouse residences include Gaggenau’s new Expressive series, with a 76cm pyrolytic oven, combi-steam oven, and a 90cm full-surface induction cooktop. Penthouse fridges are fully integrated Liebherr two-door models with internal ice maker, complemented by a built-in Liebherr dual-zone wine cellar.

All kitchens feature Astra Walker pull-out spray mixers in brushed platinum and Franke large stainless steel undermount sinks.

Yes. The finishes presented in the display suite are a true representation of what will be delivered in your completed apartment. All fixtures, fittings, and finishes are clearly specified in the specifications schedule, which forms part of your contract.

In the event of any unavoidable substitution during construction, any replacement will be of equal or greater value, and you will be notified in writing. Carpe Group works exclusively with trusted, high-quality suppliers and trades to ensure consistency between what is shown and what is built.

Some degree of personalisation is available. However, as construction progresses, the opportunities for customisation naturally diminish.

Buying Off The Plan

Buying off the plan means purchasing an apartment before the building is fully constructed - based on architectural drawings, specifications, and a display suite rather than the finished apartment itself.

You sign a contract and pay a deposit (10% of the purchase price), with the balance due at settlement, which occurs when the building is completed and your individual apartment receives its certificate of occupancy. For Studley Park Residences, that settlement date is anticipated from February 2027.

Importantly, construction at Studley Park Residences is already well underway, which significantly reduces the typical uncertainty associated with off-the-plan purchases. You are buying into a project with a builder on site, a track record developer, and a fully funded project.

All property purchases carry some degree of risk — but with Studley Park Residences, a number of structural protections reduce the key concerns buyers typically raise.

Your 10% deposit is held in the vendor’s solicitor’s trust account and cannot be accessed by the developer until settlement. Construction is already underway with Sinjen Group, a builder who has completed four previous projects with Carpe Group, meaning the project is not a paper proposal. Carpe Group has completed six projects and has a verified track record of delivering what they promise. KordaMentha Real Estate, as investment partner, adds a further layer of financial rigour to the project structure.

Your deposit of 10% of the purchase price is held in the vendor's solicitor's secure trust account throughout the construction period. This is a legal requirement under Victorian property law and means the funds are completely protected, they cannot be accessed by the developer, drawn upon for construction costs, or put at risk in any way.

At settlement, the deposit is credited against your purchase price.

Yes, significant stamp duty concessions are available for off-the-plan purchases in Victoria. These concessions are calculated on the value of the land component alone (rather than the completed building), which can result in substantial savings.

Importantly, these concessions reduce as construction progresses, typically by approximately $10,000–$15,000 per month as the build advances. This means buyers who move quickly benefit from the greatest savings. Your apartment is protected by builder warranties under the Domestic Building Contracts Act, which require all builders and tradespeople to honour implied warranties relating to workmanship, materials, and fitness for purpose. These protections apply for a defined period after completion and provide meaningful recourse in the event of defects.

Additionally, all appliances and fixtures, including Gaggenau, Fisher & Paykel, Liebherr, and Astra Walker, carry their own individual manufacturer warranties.
